Office and commercial renovations in Sydney generate a level of construction residue most facility managers underestimate. City fitouts, retail refurbishments, tenancy improvements, all leave the same problem behind at handover. Cement dust in the HVAC. Silicone residue on partition glass. Sticker residue on new fittings. Grout haze on newly tiled bathrooms. Adhesive marks on floor finishes.
Getting these cleaned properly before staff return or the space opens for trade is the difference between a professional handover and a fitout that looks half-finished for weeks.
We do post-construction cleaning for commercial and office renovations across Sydney. Most jobs run the same way. One final clean at the end of the fitout, before handover, covering the full scope.
The Standard Approach: One Final Clean
Most commercial renovations follow this model. Trades work through the fitout schedule. The clean happens at the end, once trades are off site. One coordinated final clean covers dust removal, sticker peeling, glass cleaning, floor detail, bathroom finishing, HVAC vent cleaning, and kitchenette detailing.
This works for pretty much every office fitout we handle. Space is closed during the build. Everyone's out for two to four weeks. Trades finish. Cleaner comes in. Space reopens.
Builders Clean and Final Clean
Some fitouts split the scope into two. A builders clean during the build, and a final clean at handover.
The builders clean happens after major trades are done but before final finishes go in. Removes construction debris, sweeps up plaster and cement dust, gets the site to a state where the finishing trades can work without dragging grime through the space.
The final clean then happens at the end. Full detail scope, everything cleaned to move-in standard.
This paired approach works for larger commercial fitouts and retail refurbishments where the site stays busy toward the end of the build, and the trades doing final finishes need a cleaner working environment to do their job properly.
Progressive Cleans
Progressive cleans are a separate option. Lighter maintenance visits through the build, running alongside whatever else is happening on site.
These aren't builders cleans and they aren't final cleans. They're general cleans at regular intervals through the fitout, keeping dust and debris from accumulating faster than they can be managed. Useful when the space needs to stay presentable for owner walk-throughs, when adjacent parts of the building are still occupied, or when the fitout is running over an extended timeline.
Progressive cleans don't replace the final clean. Even with two or three progressive cleans through the build, the final clean at handover still needs to hit the full detail scope. Progressive work keeps things manageable. Final clean does the actual handover work.
The Final Clean Scope
Whether the project ran with a builders clean, progressive cleans, both, or just goes straight to a final clean, the handover scope covers the same detail work.
Windows and Glass (Usually Booked Separately)
Window cleaning on a commercial fitout is usually scoped and booked separately from the interior post-construction clean. Timing matters, especially for external glass.
External windows need to be done when scaffolding is present so we can work by hand, remove stickers properly, and clean the glass without access issues. This works for cafes, ground-floor retail, and low-rise commercial fitouts where scaffolding is standard.
Interior window cleaning is easier. Ladders are fine for most heights and there aren't any real access issues.
Every sticker comes off, wherever the window is. Manufacturer stickers, energy rating labels, protective film residue. Warm soapy water dwell time, careful scrape, adhesive residue removed with a proper solvent.
Dust Removal Throughout
Construction generates dust that settles everywhere. Every horizontal surface, every ledge, every recess. Damp microfibre, not dry dusting. Dry dusting redistributes the dust back into the air.
A thorough final clean covers:
- Top of every doorframe and cabinet
- Top of every window frame
- Ceiling recesses, light fittings, ceiling fans
- Air vents and HVAC returns
- Inside every cupboard, kitchenette shelf, and storage area
- Every skirting board
- Behind removable panels where accessible
Grout Haze and Silicone
Newly tiled bathrooms, kitchens, and floors come with grout haze. Milky film left on tile faces after grouting. Doesn't wipe off with normal cleaning, needs a specific grout haze remover with proper dwell time, then buffed off.
Silicone residue on tiles and glass around wet areas gets scraped off with a plastic scraper, then wiped clean.
Skip these and every new tile in the space has a permanent dulled sheen.
Vacuum and Mop All Floors
Every square metre. Hard floors get vacuumed with a HEPA-sealed commercial vacuum first, then mopped with the appropriate product for the finish. Vinyl and tile take a neutral cleaner. Stone gets pH-neutral. Timber gets Bona.
Carpet gets HEPA vacuumed with slow overlapping passes. Twice if the carpet's holding deep construction dust. Sometimes a full extraction is needed if the site was particularly dusty.
HVAC and Electrical
Cement and construction dust gets pulled into the HVAC system during the build. Return air grilles come off and get wiped. Filters checked and replaced if clogged.
Every power point wiped. Every light switch wiped. Every recess around switches and points cleaned because that's where construction dust hides.
Bathrooms and Kitchenettes
Full detail. Shower screens if applicable, taps polished, grout treated, silicone checked, extractor fan cover cleaned, floor mopped. Kitchenette benches, splashback, sink, tap fittings, cupboard interiors all detailed.
Timing and Discussing the Clean Early
The best time to lock in your post-construction cleaner is before you're even awarded the project. Getting scope discussed and pricing finalised at that stage means the clean fits into the schedule properly and there are no surprises later.
Even after being awarded, well in advance is better than last minute. Waiting until the week before handover to think about the clean is where things go wrong. Trades run late, windows can't be timed with scaffolding, and the final clean gets rushed.
Getting the conversation started early means the clean scope, staging (single final clean, builders clean plus final, or progressive cleans on top), and window cleaning access (scaffolding-timed or otherwise) all get worked out before they become problems.
When Professional Post-Construction Cleaners Earn Their Place
Commercial post-construction cleaning sits above general commercial cleaning in skill and equipment terms. HEPA-sealed vacuums, long pole systems for high glass, proper solvents for adhesive residue, grout haze removers, and trained crews who know the difference between wiping and detailing.
A general commercial cleaning contract that doesn't specify post-construction scope leaves you scrambling to arrange it separately at the end of a fitout. Better to book it into the project from the start.
If you're managing an office or commercial renovation in Sydney and need cleaning at handover, our construction cleaning service handles final cleans for office fitouts, retail refurbishments, and hospitality builds across the metro area.
